A €600 million project, leased before the first stone was laid

Broeklin is a 153,000 m² mixed-use development combining retail, office and leisure on the border of Machelen and Vilvoorde. The project represents a €600 million investment and targets three distinct audiences: retailers, office tenants and leisure operators. With construction not scheduled to begin until autumn 2026, the commercial team faced a unique challenge: convincing more than 200 stakeholders to commit to a project that did not yet exist.

The Experience Center

At the Broeklin Experience Center, visitors step into the project long before construction begins.

  • Find Your Space Zone: an interactive module matching available units and spaces to each visitor's ambitions.
  • Experience Box: a 270° immersive environment bringing the retail, office and leisure concepts to life.
  • Tailor-made sales tools: supporting the commercial team from the very first conversation through to contract signing.
  • Concept, design and build: the complete experience was conceived, designed and delivered within a short timeframe.

From square metres to emotion

A leasing conversation about 153,000 m² usually revolves around floor plans, location and footfall—abstract concepts that are difficult to sell when the building doesn't yet exist. The Experience Center changes that conversation. A retailer enters the Experience Box and sees their future store surrounded by the visitors who will soon walk through it. A leisure operator selects their venue in the Find Your Space Zone and instantly understands whether the seating, acoustics and visitor flow fit their concept.

Instead of presenting different stories for different audiences, the Broeklin commercial team now delivers one seamless experience.
